Billionaire pub baron Justin Hemmes has given his ex Kate Fowler a $7.5million mansion in one of Sydney’s most exclusive suburbs – but she’s expected to follow some very strict conditions.
Mr Hemmes, 48, reportedly bought the Dover Heights cliffside mansion for the model – which is less than a 10-minute drive from his $60million Vaucluse residence.
The couple – who share two young daughters together – split in 2018 after three years of dating.
The Merivale boss, who is reportedly worth more than $1billion, transferred the luxury home into Ms Fowler’s name on September 24, The Daily Telegraph reported.

The home comes with a swimming pool and an ocean-view master suite with an ensuite and a balcony
But the gift came with a caveat, which limits what Ms Fowler is allowed to do with the luxury home.
She is unable to sell the four-bedroom house without Mr Hemmes’ permission and cannot alter the property’s boundaries.
Ms Fowler is not allowed to remove Mr Hemmes’ ‘interest’ in the house or create a situation where another person could claim legal ownership by living there for 12 years.
The home comes with a swimming pool and an ocean-view master suite with an ensuite and a balcony.

The billionaire announced his split with Ms Fowler in July 2018, telling Sydney Morning Herald at the time: ‘Kate and I have the utmost love and respect for each other.’
‘At the beginning of 2018, Kate and I decided our friendship and respect for family life would become the focus of our relationship.
‘We love our children dearly and for now continue to live together happily in our family home.’
This year, the playboy has been linked to 24-year-old model Madeline Holtznagel.

She was one of the four models who were permitted by the pub baron to self-isolate during the COVID-19 pandemic at his exclusive Vaucluse mansion.
Meanwhile, the hospitality mogul stayed at one of his country properties with his two daughters, Alexa, four, and Saachi, three.
Mr Hemmes recently permitted his young squeeze to move into his $2.1million beachfront apartment in Coogee.
According to The Daily Telegraph, the father-of-two often stays at his family’s Vaucluse mansion and pays visits to Madeline in Coogee.
Madeline is the younger sister of Australia’s Next Top Model finalist Simone Holtznagel.
